Irrigation System Maintenance: Saving Water and Money in South Florida
In Palm Beach County, your irrigation system is one of the most critical components of your landscape -- and one of the most neglected. A properly maintained system delivers water efficiently where it is needed, when it is needed, keeping your lawn and plants healthy while minimizing waste. A neglected system, on the other hand, can waste thousands of gallons of water per month, drive up your utility bills, and actually harm your landscape by overwatering some areas while underwatering others.
Monthly Inspection Routine
The foundation of good irrigation maintenance is a simple monthly inspection. Run each zone on your system manually and walk the property while it is running. You are looking for several things: sprinkler heads that are broken, tilted, or sunken below grade; heads that are blocked by plant growth and not spraying their full pattern; misting caused by excessive pressure; dry spots that indicate coverage gaps; and any areas where water is pooling or running off instead of soaking in.
Pay special attention to spray patterns near hardscape surfaces like driveways, sidewalks, and building walls. Water hitting these surfaces is completely wasted -- adjust head positions and arc settings so water stays on the landscape. In Palm Beach County, watering hardscape surfaces is actually a code violation under our water conservation ordinances.
Check your rain sensor during each inspection. Activate it manually by pressing the spindle and verify that the controller receives the signal and pauses irrigation. A non-functioning rain sensor is not just wasteful -- it is a violation of South Florida Water Management District regulations. Replace the sensor disc or the entire unit if it is not responding properly.
Seasonal Adjustments
Your irrigation schedule should change with the seasons. Many Palm Beach County homeowners set their system once and forget about it, watering the same amount in December as they do in July. This wastes water in the cooler months when evaporation is lower and plant water needs decrease.
Spring (March - May): Begin increasing run times as temperatures rise and the dry season continues. This is the driest period in South Florida, so your landscape needs supplemental water. Two to three watering days per week is typical, with run times that deliver three-quarters of an inch per zone.
Summer (June - September): The rainy season arrives, and your irrigation needs drop significantly. Many weeks, natural rainfall provides all the water your landscape needs. Rely on your rain sensor to skip unnecessary cycles, and consider reducing your schedule to one to two days per week. Monitor for fungal issues caused by overwatering during this humid period.
Fall (October - November): Rainfall decreases as the dry season approaches. Gradually increase your watering frequency back to two to three days per week. This is a good time for a full system checkup before the dry season.
Winter (December - February): Plant water needs are at their lowest, but South Florida winters can be surprisingly dry. One to two watering days per week is usually sufficient. Water early in the morning to avoid cold damage if temperatures approach freezing -- wet soil holds heat better than dry soil, and the irrigation water itself provides some frost protection.
Sprinkler Head Maintenance
Sprinkler heads are the most commonly damaged component of any irrigation system. Lawn mowers, foot traffic, vehicles, and settling soil all take their toll. Keep a supply of replacement heads on hand that match your system (the most common brands in our area are Hunter, Rain Bird, and Toro). When replacing a head, match the nozzle size and spray pattern of the original to maintain even coverage.
Pop-up spray heads should retract fully below grade when the zone shuts off. If a head is sticking up, it will be clipped by your mower, creating an ongoing cycle of damage and replacement. This is usually caused by dirt or debris in the riser mechanism -- disassemble the head, clean the components, and reassemble. If the spring mechanism is worn, replace the entire head.
Rotor heads (the type that rotate back and forth to cover larger areas) need periodic nozzle cleaning. Remove the nozzle and flush it with water to clear any debris. Check the arc and radius settings to ensure the rotor is covering its intended area. If a rotor is not rotating smoothly, the internal gear drive may need replacement.
Valve and Pipe Maintenance
Irrigation valves are the workhorses of your system, opening and closing thousands of times per year. The most common valve failure is a diaphragm that no longer seals properly, which can cause a zone to weep continuously or fail to turn on at all. Diaphragm replacement is an inexpensive repair that can prevent water waste and system damage.
Check your valve boxes periodically. In South Florida, valve boxes frequently fill with water, dirt, and fire ant colonies. Keep them clean and accessible. If you cannot locate all your valve boxes, have them marked with flags or GPS coordinates -- you will need to find them quickly in an emergency.
Pipe leaks often go undetected because irrigation pipes are buried underground. Signs of a hidden leak include unexplained wet spots, areas where grass grows significantly faster or greener than surrounding turf, sinkholes or soil settling, and abnormally high water bills. If you suspect a leak, run each zone individually and watch your water meter -- if the meter is spinning significantly faster than normal for a given zone, that zone likely has a leak.
Smart Controller Technology
If your irrigation controller is more than five years old, upgrading to a smart controller is one of the best investments you can make. Smart controllers like the Hunter Hydrawise, Rain Bird ESP-TM2, and Rachio use real-time weather data, soil type information, and plant water requirements to automatically adjust your irrigation schedule. Studies show that smart controllers reduce outdoor water use by 30 to 50 percent compared to traditional timer-based controllers.
Many smart controllers also include flow monitoring capabilities that can detect leaks, broken pipes, and stuck valves in real time, alerting you via smartphone notification before significant water waste or damage occurs. Some models even integrate with your home automation system and can be controlled by voice through Alexa or Google Assistant.
